Albany unit near mall could suit lawyer

A vacant ground level office unit is for sale adjacent to the North Shore District Court making it ideally suited to an owner occupier in the legal profession.

Lane says the well presented office property, estimated to have been built in 2005, would also appeal to a firm wanting to be close to the nearby Westfield Albany Mall.  

The unit has total floor area of about 167 sq m comprising 122 sq m of office space opening onto a 45 sq m private rear courtyard.

“It is positioned at ground level and is the second to last unit from the rear of a complex containing a number of other similar unit titles,” Lane.

Lane says the office area is relatively spacious and the fit out was installed for a physiotherapist practice. “However it would be functional for most office uses.”

Lane estimates potential rent for the property at around $34,500 net per annum.. Total rates are $3262 annually including GST and the body corporate annual levy is $1854.

The property is located on the south eastern side of Albany central and is adjacent to Westfield Albany Mall. It is about one kilometre south west of the State Highway One motorway interchange and close to the beginning of the Albany expressway.

Lane says the property has been built to the latest building code. “It is therefore not considered to be at risk in the event of an earthquake. Checks with both Auckland City Council and the body corporate manager have confirmed that no seismic reports have been on the property and were not considered essential due to it being a recent development.”

The unit titled complex is built on a gently sloping site currently zoned Business 6, which is applied to land suited to commercial development.

The proposed zoning under the Auckland Unitary Plan is Metropolitan Centre, which permits a wide variety of activities, including commercial, leisure, high-density residential, tourist, cultural, community and civic services.
