Gas station laundromat heads Rotorua trio

The land and buildings housing New Zealand’s only two-in-one petrol service station and drive-through laundromat business head a trio of commercial properties on the market for sale in Rotorua.

The Challenge petrol station and laundromat at 330 Malfroy Rd, Westbrook, sits within a 260sq m building on 2022sq m of freehold land zoned Suburban Retail.

A motor vehicle repair and warrant of fitness testing shop also operates from the site — which is being marketed for sale at auction in Hamilton on June 29.

Bayleys salespeople Mark Slade and Andrew Shaw say the property’s point of difference is the combination of petrol sales with a laundry.

The same tenant leases the service station, the laundromat business, and the car repair workshops. The tenant is on a 10-year lease running through until 2022 with two further five-year rights-of-renewal generating a combined income of $110,000 net per annum.

Some $500,000 worth of plant associated with the property includes two 40,000 litre fuel tanks and six petrol pumps.

Dance studio/learning centre

A few doors away at 320 MalfroyRd, a 623sq m building houses a private education facility and a dance studio on 3039sq m of freehold commercially-zoned land.

The land and buildings are being marketed for sale at auction in Rotorua on June 22. Bayleys Rotorua salesperson Brei Gudsell says the property, which has 20 carparks, has flexibility for any future owner — as earlier conversions have demonstrated.

This building was constructed in the 1980s to house five shops as part of a suburban shopping centre. Later it was converted into a medical centre and pharmacy, then in the 2000s reformatted to accommodate the two present businesses:

  • Kokiri Alternative Learning Centre, is on a two-year lease expiring in 2019, with two further two-year rights-of-renewal, that generates annual income of $45,000 net. The centre occupies 470sq m.
  • Wetini Mitai Ngatai dance school is on a three-year lease, expiring in 2020 with three further three-year rights of renewal, and pays annual rent of $15,000 net. The school occupies 153sq m of the building.

Rounding out the property trio is a Mixed-Use retail and residential premises opposite the entrance to the Skyline Gondola park, at 153 Fairy Springs Rd.

The corner site consists of an 83sq m retail showroom facing onto Fairy Springs Rd, and an adjacent 120sq m three-bedroom dwelling. They sit on about 1184sq m of freehold flat land.

Recently home to de Flute Glass-blowing studio and art gallery, the retail showroom building will now be sold with vacant possession. The land and buildings are being marketed for sale at auction in Rotorua on June 22.

Bayleys Rotorua salesperson Mark Slade says Fairy Springs Rd is one of the busiest roads in the city.

“As the gateway for traffic entering entering and leaving Rotorua, Fairy Springs Rd is a magnet for retail premises. The three buildings on this site are set up for a consented work-from-home artist’s business,” Slade says.

“The existing modern barn-like retail showroom structure could be used as an arts studio, and, subject to council consenting, substantially enlarged.

“An obvious target market for any new arts studio of this nature would be the hundreds of tourists who visit the Skyline Rotorua complex.”
