Industrial land going fast at Riverhead

Four land parcels are on offer in one of the last remaining large industrial subdivisions in a high growth suburb northwest of Auckland.

The freehold properties — at The Mill Industrial Park in Riverhead — are for sale through Colliers International by way of deadline private treaty, closing on April 27, unless sold prior.

“This a great opportunity for yard users, owner occupiers, developers or land bankers to secure a piece of industrial land in an area that has been earmarked for significant development,” says Colliers’ broker Ryan de Zwart who, with colleague Jimmy O’Brien, is exclusively marketing the property.

“The properties — including a 2200 sq m section at Lot 14 Sawmill Rd; a 4000sq m site at Lot 4; a 4764sq m at Lot 3 Sawmill Rd; and a 10,296sq m land parcel at Lot 24 Timber Lane — are in park-like surrounds, offering a unique working environment for local and regional businesses.”

They are priced to sell and de Zwart expects there to be a high level of interest.

“These are last remaining industrial land sites in this development, with seven other sites going under contract in the last six months.

“Zoned for industrial use under the District Plan, and Light Industrial under the Unitary Plan, the properties have no building covenants and will be levelled by the vendor before settlement,” de Zwart says.

“The vendor is also receptive to delayed settlement or other developer terms.”

The Mill Industrial Park is a recently completed subdivision located 2.5km from the centre of Kumeu and about 2km from the village of Riverhead, de Zwart says.

“Sites in The Mill range in size from 2000 sq m to 15,000 sq m and come fully serviced, with current occupiers including Freedom Pools, Onsite Solutions, JSC Timber and timber treatment company North Treat.

“Named after the former Carters mill on the site, the subdivision contains over 10ha of industrial land in total, with a significant amount of infrastructure, including storm water and onsite wastewater treatment, invested in the site.”

This infrastructure is significantly more than that provided for within the existing Kumeu Township, providing flexibility and potentially lower development costs for occupiers of the site, de Zwart says.

Positioned off Forestry Road – which is off Deacon Road — the site provides easy access to the new northwestern motorway extension and also the Western ring route motorway, linking north and south from Manukau and Auckland Airport through to Albany, O’Brien says.

“All of this supports strong population and economic growth into the future and will benefit the surrounding region including Riverhead and Kumeu.”

Auckland Council has identified the area as a key regional growth node in the Proposed Auckland Unitary Plan. The council is investing heavily in the northwest region to enable its development commercially to support Auckland's growing population as it expands westward, O’Brien says.

"Demand for property in Riverhead has meant that lots in many subdivisions have already sold out.”

Today Riverhead and neighbouring Kumeu-Huapai are a popular destination for day-trippers from Auckland, visiting the Riverhead Tavern, Hallertau Brewery and local wineries, O’Brien says.

Three neighbouring sites are either under construction or in the early planning stage of construction, with buildings between 2000 to 4000sq m.

Riverhead once a rural lifestyle area is now connected and accessible to the West, North and City. An area to contemplate working in.
