Large site for sale in fast-growing Kumeu
The property at 223 Main Rd, Kumeu – indicated by a red border - has a 334m frontage to the North Auckland railway line.
A large plot of land, adjoining the Kumeu Industrial Estate and zoned for light industry, is now for sale.
JLL agents Alex Wefers and David Mayhew are marketing the property at 223 Main Rd, Kumeu; a 5.271ha freehold site with a 334m frontage to the North Auckland railway line.
The site is predominantly flat, having two houses and several outbuildings, which could provide holding income, says Mayhew.
Offered with vacant possession, it is being sold through an expressions of interest campaign closing on September 13, unless sold earlier.
“The extraordinary rate of change north of Auckland makes this offering worthy of attention,” says Mayhew.
“As it is zoned for light industry, this area will assist in alleviating the shortage of industrial land in the northwest and on the North Shore.
“The site would suit mid-quality industrial lots and there is also the possibility of building live-and-work units along one side of the site, backing onto a stream.”
Mayhew points out that Kumeu and Huapai are having their share of the rocketing residential growth evident right across Auckland’s northwest, with thousands of houses forecast to be built. Meanwhile, most industrial sites in Westgate and Hobsonville have already been allocated.
The Huapai Triangle subdivision is underway with up to 1200 house lots expected to be developed. This residential development also adjoins the site and is within walking distance.
The population living within the Huapai/Riverhead area in 2016 was estimated to be 8210 and is forecast to increase to 19,510 by 2043.
“The increase in population means that commercial areas also need to be developed and this has commenced, with a 10ha mixed-use site currently under development next to a new New World supermarket,” says Mayhew. “This town centre development is rather exciting for the region and a bonus for this property as the town centre will be well within walking distance.”
The property is in a highly-visible location just across the North Auckland railway line and opposite the burgeoning Kumeu township.
Access to the site and buildings is via a railway crossing from Main Rd, however alternative additional access options may be available.
“On the southern boundary there is right-of-way access onto Wookey Lane and the Kumeu Industrial Estate. Discussions with the neighbouring owner and council indicate that the likelihood of the continuation of Wookey Lane into the site is high,” says Wefers.
“Adding to the appeal of the property is the fact that, following the extension of the Northwestern motorway, the opening of SH16 and the Waterview Tunnel, travel times to and from Kumeu have improved.”
