This large warehouse and office facility is for lease at 9 Richard Pearse Drive, Mangere.

Following a move by Agility Logistics to a new building in the Auckland Airport precinct due to the company’s expansion, the firm’s former Mangere warehouse and office facility is now for lease.

“The property at 9 Richard Pearse Drive will be available for occupation towards the middle of this year,” says Mitch Broderson, industrial sales and leasing agent with JLL, who specialises in the Manukau and Wiri areas.  

The medium stud height 4238 sq m warehouse with single-level and open-plan corporate office space of 994 sq m occupies a 1.71 hectare site.

Broderson says the property has 3220 sq m of potential development land which would give prospective tenants the ability to expand the warehouse to accommodate future growth.

The warehouse also has a ‘breezeway’ allowing drive through access from Richard Pearse Drive onto Ascot Rd, for all-weather loading and unloading.

“There is plenty of parking on site with large signage capability offering excellent exposure onto the busy Richard Pearse Drive,” Broderson says.

High profile neighbours include Mainfreight, Healthcare Logistics, Kuehne & Nagel and DB Schenker.

Sam Smith, JLL’s head of industrial, who is marketing the leasehold opportunity with Broderson, says the Richard Pearse Drive location is right next to Auckland Airport and the State Highway 20 southwestern motorway, making it popular with freight, transport and logistics companies.

“Completion of the Waterview Connection and the Western Ring Route linking State Highways 20, 16 and 18 will enable traffic to by-pass the Auckland CBD  and bring the key industrial and commercial zones of South Auckland, Central Auckland, West Auckland and North Auckland closer together in terms of driving distance,” Smith says.

Broderson says Richard Pearse Drive has become a sought-after location – particularly following improved local infrastructure including an upgrade to the George Bolt Memorial Drive intersection. “Transport links here just keep getting better and better,” he says.

Smith says South Auckland remains the industrial heartland of Auckland and New Zealand as a whole.

“The southern Auckland industrial market is solid with occupier demand remaining high across the region, pushing vacancy across the Auckland region to a 10 year low of just 2.7 per cent. Limited space in alternative locations such as the North Shore have pushed tenants into the southern precinct, decreasing vacancy in Manukau and the Airport Corridor to just three per cent and 2.2 per cent respectively,” Smith says.
