Nine Chances to buy in East Tamaki

One of the last remaining large blocks of industrial land in East Tamaki is being subdivided with nine lots available for purchase ranging in size from 1308sqm to 7256sqm.

The various acquisition options within the 3.412 hectare freehold site at 357 East Tamaki Road are being marketed by Simon Andrews and John Bolton of Bayleys Manukau.

“This is an outstanding opportunity for owner occupiers, developers or investors to own an industrial site within the highly sought after East Tamaki industrial precinct,” says Andrews.

“The property is strategically positioned close to Botany Town Centre and the proposed Ormiston Town Centre. It is also within a few minutes’ drive of four main arterial routes: Springs Rd, Te Irirangi Drive, Ti Rakau Drive and Highbrook Drive, as well as being not far from the State Highway One motorway interchange.”
The property originally housed Manakau City’s works department’s depot and offices but in more recent years has been occupied by
Downer EDI Works Limited, one of New Zealand’s largest infrastructure companies which carries out a substantial amount of work for local authorities. It is in the process of relocating all of its operations from the site to a new purpose built facility in Kerrs Rd, East Tamaki which Andrews says has opened up an opportunity to subdivide the East Tamaki Rd property.

Gaze Property Partnerships is undertaking the subdivision plan with titles to the individual lots expected to be issued in the second quarter of 2015. Bolton says the subdivision has been designed to make the best use of existing buildings as well as the property’s ample yard and parking areas with buildings covering less than 20 per cent of the site.

The 3338 sq m Lot 3 incorporates a three-level 1306 sq m office building with substantial high profile frontage onto East Tamaki Rd. The other lots mostly contain regularly shaped, medium stud warehouse buildings with good sized concrete or asphalt yard and parking areas - or they consist of bare land ready for redevelopment.

Three prime adjoining lots: 4A of 2000 sq m; 4B of 7250 sq m; and 4C of 3158 sq m are bordered by open green space and parks with a north easterly aspect that could lend itself to a mixed use redevelopment scenario. Bolton says the subdivision plan provides plenty of flexibility for potential owner occupiers depending on their requirements.

All titles are being offered for sale with vacant possession and with full services in place. The contour of the land is mostly moderately flat and gently sloping in the remaining areas. The property has a very long frontage to East Tamaki Road with two entranceway ways off that road which will provide access to all of the lots. It is close to a number of substantial distribution premises occupied by well known companies like Yamaha, Dexion, Pumpkin Patch, Dunlop, Hafele and Vitaco.

“The sites are located in one of New Zealand’s fastest growing regions, with established labour markets and transport connections,” says Bolton.

“All of the lots come with a significant amount of land in relation to the size of their buildings which is hard to find in East Tamaki and will have appeal to businesses needing a large amount of yard space for storage or vehicle maneuvering. A new owner also has the option of using the buildings and adding to them now or at a later stage - or they could be removed to develop purpose built premises.”

The land’s Business 5 zoning allows for mixed areas of light and medium industry, offices, and a limited range of retailing activity. A broad range of activities may be established subject to meeting performance standards and other criteria.
