The office and administration building for sale at 11-13 Roulston St in Pukekohe

A well located single level office and administration, built in the 1990s, is for sale on a regular shaped freehold site on the southern fringe of Pukekohe’s CBD south of Auckland.

The 294.14 sq m building at 11-13 Roulston Street occupies a 1012 sq m site and is zoned Mixed Use.

Jason Woodyard and Peter Churchill of Barfoot & Thompson Commercial are marketing the property for sale by auction at 3 pm on Wednesday, July 22, at the agency’s 68 King St office in Pukekohe, unless it sells beforehand by negotiation.

Woodyard says the building is leased to Idea Services Ltd for a net annual rental of $50,000 plus GST on a six year term commencing February 17 last year and having a six year right of renewal to market with full ratchet provision. Outgoings are paid by the tenant.

“Overall this is a well located property that is very accessible to Pukekohe central and the major transport routes in and around the town,” Woodyard says.

“The property is located on the western side of Roulston Street about 30 metres to the south of Massey Avenue which one of the main arterial routes around Pukekohe CBD. The CBD of Pukekohe is confined within a ring road system and comprises four streets; King Street which is the main street, Edinburgh Street, Hall Street and Roulston Street. Properties in the immediate vicinity are occupied by a range of retail shops, cafes, bars and professional businesses.

“Almost across the road is a recently completed retail development, comprising a Lone Star restaurant, a Coffee Club cafe and a Mexicali Fresh store.”

Woodyard says the main retail areas of Pukekohe are only 200 metres to the northwest of the Roulston St property while the Pukekohe railway station is the same distance to the east.

Churchill says the site has a frontage to Roulston St of 20.12 metres and a depth of 50.29 metres. It faces due east with a gentle rise to the rear.

“The construction of the building is basic weatherboard with a corrugated iron roof. The site is fully fenced and appears to have wheel chair access ramps. The lease also includes a schedule of the landlord’s fixtures fittings and chattels.”

Churchill says an Initial Evaluation Procedure (IEP) report prepared by OPUS has assessed the seismic capacity rating of the property as being greater than 100 per cent of New Building Standard (NBS).
