A vacant ground floor commercial unit, among 16 in a secure building, is for sale in Grey Lynn.

Barfoot and Thompson commercial sales agents Reese Barragar and Shaydon Young are marketing the property — which is for sale by a deadline private treaty process closing at 2pm, Wednesday June 13, unless it sells earlier.

The freehold Unit O at 57 Livingston St, has an open plan configuration, mezzanine floor and includes four car parks within the gated facility.

It is on the ground floor at the southern end of building called Bayside Lofts, which comprises 16 units in all. The building’s eastern boundary is shared with the Grey Lynn Countdown on Richmond Rd.

Barragar describes Grey Lynn as a thriving suburb with a wide range of commercial activity interspersed with residential housing.

Barragar says the self-contained unit includes bathroom facilities located beneath its mezzanine floor. It has four uncovered car parks assigned to it.

The unit totals about 120sq m, comprising a high-stud portion of about 59sq m; a low-stud portion of about 30sq m and a mezzanine about 30sq m.

Barragar says it’s within Auckland Council’s Residential-Terrace Housing and Apartment Zone,  a high-intensity zone enabling a greater intensity of development than previously provided for. This provides for urban residential living in the form of terrace housing and apartments.

“However, the applicable resource consent for Bayside Lofts permits five ground floor units for commercial purposes only.”
