A Wiri office, warehouse and office designed for energy efficiency and in a superb location close to Auckland airport, the Wiri Inland Port and the State Highway One and SH20 motorway systems, will be free for occupation in May this year when the current tenant relocates to a larger premises.

“This complex has been built to a superior standard that is well above that of many new buildings,” says Ron Green, commercial and industrial broker with Barfoot & Thompson Commercia. Green is marketing it for sale or lease by tender closing at 3 pm on Wednesday, February 25 at the agency’s Manukau branch on Level 1, 24 Cavendish Drive, Manukau – unless it is sold or leased earlier than the tender deadline by negotiation.

He says the building design incorporates a single level open plan office and showroom that includes two meeting rooms, a boardroom doubling as a larger meeting room and a staff café opening out on to a deck. High stud warehousing makes up the remainder of the total building area of 1746 sqm.

“Energy efficiency is an important feature of the design,” Green says. “High quality sound absorbing ceiling tiles and a pure wool commercial carpet have been installed to cut noise by 80 per cent in the office and showroom area. Pre-cast concrete walls incorporate reflective glass windows to reduce heat exchange and the entire building is fitted with oversized heat pumps to heat and cool the space quickly as required.

“The warehouse area is fitted with energy efficient lights, but by using a white reflective ceiling and a floor coated with epoxy, the natural light effect is so bright that the lights rarely need to be turned on.”

The 1175 sq m open span warehouse includes a 70 sq m separate office, a secure storage area and a 70 sq m mezzanine floor designed to take a third floor for long-term storage or archiving. It also includes three phase power, a certified wash down bay suitable for cleaning vehicles or machinery, three full height roller doors with access from two road crossings, full weather canopies of 51 sq m and a 758 sq m “bigger than normal” fully concreted and secure yard with parking.

All utility areas are finished in hand floated polished concrete for durability and the showroom can be accessed directly from the warehouse through a ceiling height, wide sliding door.

The complex zoned Business 6 is wired for telephone and computer.

Green says the property is attractively landscaped and bounded by a two metre high, galvanised fence with a remote controlled gate. “Each of the two entrances to the building have an alarm key pad, with zone control,” he says.
