Redeveloped Mitchelson House, that was formerly owned by the Totalisator Agency Board (TAB) in Ellerslie is offering modern office tenancies for lease with easy access to the nearby State Highway One motorway.
“Level One of the refurbishment at 6 Mitchelson St is complete,” says Vanessa Coles of master agency Barfoot & Thompson Commercial, who with colleague Ben Johnson, is presenting the building for lease on behalf of Haast Investments Ltd.
“This is outstanding property with a total of 1033 sq m of A grade office space now for rent made up of four tenancies that range in size from 80 sq m to 546 sq m,” Coles says.
“The office space available features an abundance of natural light and incorporates the most modern LED lighting technology which gives the interior of the building an impressive warm ambiance.”
An external lift combined with the polished concrete staircase and glass balustrades provides access to the first floor.
Coles says the ground floor refurbishment is expected to be completed by the end of this month opening up a further 1049 sq m of space. “It contains three tenancies ranging from 193 sq to 547 sq m and includes an opportunity for an experienced cafe operator who will benefit from a captive office audience once the building is fully leased.
“There may also be the chance for the café to operate seven days a week given its location within the Ellerslie residential area,” Coles says.
The property has a total of 65 on site car parks and a further 45 all day car parks are available on the roadside outside the building.
Ellerslie village with its supermarkets and variety of shops is only a short distance away as is the Ellerslie railway station.. Regular bus services operate along Great South Rd which is nearby.
Coles says the owners are keen to get the leasing underway now the hard work of refurbishing coming to fruition. “They are offering extremely competitive office rentals starting from $210 per sq m with car parks at $25 each per week. There is no better value than this for A-grade space throughout the Southern Corridor,” she says.

Johnson says Mitchelson House was specifically built in the 1980s, for the TAB and the current owners acquired it in October 2013 from the NZ Racing Club.
“The building is undergoing a complete makeover that is dramatic and striking,” he says. “A new look exterior features full length, aluminium framed floor-to-ceiling windows, a glassed exterior lift well and Symonite cladding.
“Access to the modern open plan, office environment is through canopied automatic glass doors at the front of the building and slightly towards the eastern end.
“These lead into a warm and generous foyer of polished concrete with a glass balustrade stairway leading to the upper level. Alternatively a glass lift can be taken to first level which offers pleasant views over the Ellerslie Race course.”
A secondary stairway access which also of polished concrete stair treads and glass balustrades provides access to the first floor at the western end of the building.
Johnson says the overwhelming impression of the first level foyer is similarly of a warm, naturally lit waiting area with high ceilings and complemented by LED lighting.
“Each tenancy entrance has a pleasant waiting area immediately outside the entrance doors.
Restroom facilities are also modern and well lit with shower facilities for staff.”
Office areas have painted walls with ceiling tiles and are fully air-conditioned ready for fit out selected by the individual tenants.
“The ground floor will be finished to the same standard and ambience as the upper floor,” Johnson says.
“The seismic rating from the building’s initial evaluation procedure [IEP] is a grade A-plus - one of the highest earthquake code assessments,” he says.

Vehicle drivers have a number of options to access the SH1 north-south motorway via a south bound exit and entrance from the north at Tecoma St within 500 metres. There is also a large motorway interchange at Greenlane 600 metres to the north and at Penrose 1.3km to the south.
“With the Auckland CBD being only eight kilometres away, travelling time to the city centre is just 15 minutes during off-peak times of the day,” Johnson says.
