Tenants sought for new Wanaka village centre

Commercial tenants are being sought to occupy high quality buildings within a purpose built business park complex at Northlake, Wanaka, in the South Island.
Construction is already underway and the village centre is expected to be open in 2017.
“This is likely to be popular with businesses and discussions are already underway with some prospective tenants,” says Rory O’Donnell, broker in Colliers Internationals’ Queenstown office who, with colleague Tim Thomas, is marketing the development for lease via expressions of interest closing Thursday November 17.
Space is now available to lease for a medical centre, childcare facility, cafe/restaurant/bar, general store and delicatessen, fitness centre, retail shops and offices.
“Wanaka is booming, and so far we’ve had inquiries from businesses which are attracted to Northlake’s location in this high-growth part of Wanaka,” says O’Donnell.
“This area has seen a lot of housing developed in recent years. However to date there have been no commercial developments servicing this large residential catchment – and ready-made customer base – stretching from north Wanaka through to Albert Town.”
O’Donnell says commercial centre will be at the heart of a new master-planned development of 1500 homes and so will present an opportunity for the business tenants.
“Businesses can opt to take a space that suits their size requirements, in modern, purpose built buildings, all with ultra-fast broadband available.”
The village centre is at the heart of the Northlake development, and a short distance from Lake Wanaka and the Clutha River. Individual buildings developed around a consistent village centre theme will house retailers, professional office space and service providers, with a village green, tennis courts, children’s play area and plenty of car parking.
Thomas says the commercial mix will be carefully selected to fit the developer’s vision for an intimate and thriving village centre.
“The Northlake village centre will give the residents of Northlake and the wider Wanaka area a social hub and local meeting point in a green and pleasant environment, surrounded by residential activity.”
O’Donnell says the developers are keen to work with businesses to provide a space that suits their needs, “Tenants are able to customise the configuration of their tenancy to meet their requirements. Both the commercial and residential elements of Northlake have been designed to complement the surrounding natural Wanaka landscape and semi-rural local character, says Thomas.
The Northlake Village Centre is located close to schools and recreational amenities including reserves full of walking and mountain biking tracks; Lake Wanaka and the Clutha River.
O’Donnell says unprecedented growth in Wanaka is boosting demand for property in the town. “The commercial accommodation and tourism market is recording record growth, increased occupancy levels and trading for most tourism-related businesses.”
For the year ended July 2015, Wanaka guest nights rose 13.7 per cent to 794,840, according to StatsNZ’s Commercial Accommodation Monitor.
