Two Paraparaumu industrial land blocks

Two large blocks of Paraparaumu industrial land are being offered for sale separately in the wake of changes to the delivery of bus services in the region.

The properties have been owned by Mana Coach Services Limited since 1992 when the bus company started servicing the Kapiti Coast community.

Mana Coach Services chief executive, Ian Turner, says Greater Wellington Regional Council recently announced a change in provider for a number of bus services in the Kapiti area and, as a result, Mana Coach Services is redefining its property interests to reflect changing operations.

Turner says that Mana will continue to operate commuter bus services on the Kapiti Coast until July 2018 and its bright green buses will still be prominent in the Kapiti community thereafter.

“Mana will continue to provide school bus services for the Ministry of Education and competitive bus charter services for local groups and organisations,” he says.

“To cater for this, Mana will be setting up a new, efficiently-sized depot for its school and charter bus business and looks forward to continuing to service the local community.”

Fraser Press, Paul Adams and Stephen Lange of Bayleys Wellington are marketing the sites.

First up is a 2247sq m freehold flat site at 3 Kapiti Rd used as a bus station. The land is adjacent to Paraparaumu railway station and opposite Coastlands shopping centre and will be sold with vacant possession with a preferred settlement date of August 2018. Tenders close on December 6.

Zoned Industrial Service, this site is to be rezoned Working Environment under the Kapiti Coast Council’s proposed district plan. The irregular-shaped site is accessible from Kapiti Rd and Amohia St/Main Rd South and is a bitumen and concrete yard with no buildings.

“High profile sites like this seldom make it on to the open market as evidenced by the fact that this property has been in the same ownership for 25 years,” says Press.

“It’s a ‘lightning bolt-shaped’ piece of land that could well appeal to a car park operator who could leverage off its closeness to the railway station.”

The second piece of land at 35 – 41 Hinemoa St, Paraparaumu will be auctioned at 11am on Thursday December 7. The land is just north of Coastlands shopping centre on the eastern side of Main Rd (previously SH1) and the railway line.

Held in four titles, the 4048 sq m flat, rectangular-shaped fenced and sealed site is used by Mana Coach Services for bus storage and workshops. A dated office block with amenities is on the site, along with a high-stud two-bay workshop. The Industrial Service zoned property will be available with vacant possession on August 1, 2018.

“This site would make a perfect yard or depot for a logistics-based operator, or could suit industrial trade/workshop use,” says Press.

“The deferred settlement date will give a new owner time to consolidate development plans or for an established business operator to transition to the site.”
