A substantial 5.5ha freehold development land package in Waiuku town centre is being offered for sale ‘as is’ only a short walk to the Waiuku golf course and squash club.

“This is an excellent development opportunity in an up and coming area that could suit a potential commercial project like a retirement village, on obtaining the proper resource consent,” says JLL agent Kurt Rains.

The land package, made up of five titles, including 53, 53A, 61, 71 Kitchener Rd and 25 Fernleigh Avenue, is being marketed by Rains through an expressions of interest campaign closing at 4pm on Wednesday June 14.

“The land for sale is zoned Mixed Housing Suburban under Auckland’s Unitary Plan which generally allows for two-storey dwellings in a range of forms, including detached and terraced houses,” says Rains.

“The main access way will be off Fernleigh Avenue and under its zoning, the site could also be divided into around 94 lots at 400sqm each.”

He says Waiuku is a country town that is rapidly becoming part of Auckland city. “Many Aucklanders, and particularly retired persons, are now trading the stresses of city living for Waiuku’s scenic rural surroundings and a laidback lifestyle. This site has the advantage of being in the town centre but within 10 minutes’ drive to the coast and stunning Kariotahi Beach.

“It is also close to all of the amenities in Waiuku township including Franklin Memorial Hospital, a New World supermarket, a Unichem pharmacy and Waiuku College.”

Rains says Waiuku is 21km from Pukekohe, 45km from Manukau City Centre and about 60km southwest of Auckland’s CBD.

“According to JLL Research and Consulting; and Statistics New Zealand’s high scenario forecasts, the area within a 15km radius to Waiuku is predicted to grow by 60,640 residents between 2016 and 2043,” he says “This represents a rate of 109 per cent compared to 61 per cent in the Auckland region and 40 per cent nationwide over the same period.

“Over the past three years the median house price in Waiuku rose by 63 per cent - increasing from $359,500 in March 2014 to $585,000 in March this year.”

Waiuku is located at the southern end of the Waiuku River, which is an estuarial arm of the Manukau Harbour. The town supports a local farming community and is home to many employees of New Zealand Steel at Glenbrook. Most of the town is within the boundaries of Auckland Council, with the remainder coming under the Waikato District Council.

Rains says Auckland Transport recently introduced two new bus services for Waiuku, which have improved access to and from the town. “These includes a new route between Waiuku and Pukekohe, seven days a week, and a peak weekday service between Waiuku and Papakura,” he says.
