Lamborghini, Bentley and Aston Martin car brands will occupy the ground and first floors of an office development now taking shape in Grey Lynn.

Brokers are looking for tenants “of similar calibre” to share the building at 119 Great North Rd, due for completion early next year.

The two upper floors of the nine-level building are being marketed for lease by Matt Lamb and Michael van der Putten of Colliers International.

“This is set to become an iconic building that is likely to transform this section of Great North Rd, offering uninterrupted views of the Auckland skyline, Waitakere Ranges, Mt Eden and the Waitemata Harbour,” Lamb says.

“With the likes of Lamborghini on the retail floors, and an exceptional, modern design, this really is the creme de la creme of office accommodation in the city fringe.”

Developed, owned, managed and partially occupied by the Giltrap Group, 119 GNR is to offer secure tenant car parking, a service centre, an architecturally designed entrance lobby, two floors of high end retail — occupied by Giltrap Prestige — and three floors of office accommodation.

“The Giltrap Group is seeking to partner with tenants that share their own aspirations for sustainable commercial impact, environmental efficiency and, combined with this, a desire for aesthetic design that complements and enhances their own commercial practices.”

Sir Colin Giltrap says it’s good for the business to develop mixed-use properties.

“Given that we invest heavily in our buildings and can deliver a great product, we expect high-end tenants; we want people who can align themselves with the aspirational nature of the business we do, and want to be in the same building as us.”

Colliers’ brokers are marketing for lease office floor levels three and four, each of which are about 1500sq m, Lamb says.

“This is premium office accommodation, with large and contiguous floor plates — offering flexibility and efficiency for space planning — as well as a contemporary and seamless high-calibre workplace environment.”

The building has been designed by architects Warren and Mahoney and is targeting a five Green Star rating and a four Star (excellent) energy performance rating under National Australian Built Environment Rating System New Zealand (NABERSNZ), Lamb says.

Because Giltrap’s Service Delivery Team is in-house, as a landlord the company offers tenants a proactive and hands-on approach, says Luke Senior, Giltrap’s Head of Property.

“We have incorporated ways to streamline the building’s performance and service efficiencies in order to maximise our client relationships and to enable our tenants’ businesses to prosper.”

The office floors will be left in a shell state with capped services, in preparation for tenant fit-out, van der Putten says.

“All lobbies and bathrooms will be finished to a high commercial standard, with all floors serviced by two high-speed Kone lifts.

“There is also on-site secure parking and state-of-the-art cycle storage and changing room facilities.”

A key benefit for tenants is the building’s location, van der Putten says. “This is a unique opportunity to position your business within the vibrant Ponsonby/Grey Lynn community only 10 minutes’ away from the CBD.

“The property is also two blocks away from the hustle and bustle of Ponsonby, while also being well serviced by public transport and in close proximity to on-ramps to the southern, north western and northern motorways, meaning occupiers here are in an excellent position to serve customers throughout greater Auckland, as well as in the nearby central business district.”

Van der Putten says the area also benefits generally from its proximity to a large and affluent residential catchment.

“Grey Lynn and Ponsonby are trendy, higher socio-economic suburbs that are known in Auckland for their upmarket dining and shopping establishments and chic renovated villas.

“Premium tenants looking for a premium location and state-of-the-art building would do well to be positioned at 119 GNR.”
